I have negotiated more multiple offer situations in the past month than I have in my previous decade of work in SW Florida real estate! That is an actual fact. But why?
Of course, low rates have an awful lot to do with the amount of qualified buyers flooding the market these days, but add to that a significant listing shortage and voila – an intensely lopsided market that STRONGLY favors a seller’s position!
Take a peek at these numbers to see for yourself. Remember that this is exclusively for the city of Cape Coral, over the month of September!
Things to note:
In August we had 2.8 months of inventory. That number plummeted to just 1.8 months over the course of just one month!
Average days on market in July was fairly typical at 42 days – down from over 100 days in the spring. Now, average days on market is 15 ridiculous days!!!!
